Specifications include, but are not limited to: furnish all supplies, materials, tools, equipment, labor, personnel, and supervision; pay all taxes, insurance, bonds, license and permit fees, and all other direct and indirect costs necessary to provide quarterly Bay Door Maintenance Services; A. Lube all points of friction, including but not limited to, rollers, bearings, gears and guides. B. Ensure the doors are balanced, the motor limiters are properly adjusted, the drive chains are tight and the manual system is in proper working order. C. Inspect and test the function of the doors, including but not limited to, the electrical wiring and connections, chain, chain shafts, gears and bearings. D. Quarterly maintenance supplies shall include, but not limited to, belts, cleaning chemicals, oil, grease, cleaning rags, switches and fuses. E. Oiling all moving parts, align, tighten drive chain on doors, set limit switches. F. Inspect motor and clutch mechanism for wear. G. Inspect bearing, gears, and shafts for wear. H. Check oil and fluid levels, fill when needed
