Specifications include, but are not limited to: a. The work described herein is subject to any other provisions in the Owner’s contract for this project. The general scope includes: i. An on-site technician, for a minimum period of five (5) days per week/forty hours (40), servicing the following locations: • 1501 West Washington Street • Carson Transit Center (CTC) at 201 East Washington Street • 9503 East 33rd Street (East Campus) • 6410 North College Avenue • 2425 West Michigan Street ii. will be directed by IndyGo Management. iii. Preventive Maintenance and repair services as specified in detail herein. iv. Emergency Service Call for which a technician is available and on-site within 2 hours of the contractor’s office receiving the call from IndyGo. This response includes nights and weekends. b. The Contractor shall provide all materials, equipment, fixtures, and labor to complete all maintenance work specified herein. Materials include but are not necessarily limited to all scheduled expendable and replacement products such as lubricants, cleaners, filters, belts, hoses, and incidental fittings necessary to complete preventive maintenance activities. c. Additional materials reimbursable by this contract will include those required for special repairs or maintenance items such as filters where operating or outdoor conditions cause replacement at accelerated intervals. Use of such materials shall be approved by the Owner’s Representative prior to use. Invoices for these materials shall be included with contractor pay applications. d. During the course of this contract, the contractor shall be aware of IndyGo’s desires for sustainability in facility operations. Be aware of and discuss with IndyGo for incorporation, special initiatives from Citizen’s Gas, Indianapolis Power and Light as they affect these facilities. e. The contractor will be given access to the Building Management System (BMS) that monitors and controls equipment in each facility. Other equipment is controlled locally. The contractor shall utilize the BMS to assist IndyGo with setpoint and schedule adjustments, and setting trend logs, and may use the system for troubleshooting and scheduling PM activities. It is not the intent of this contract for the maintenance contractor to program control sequences.
