Specifications include, but are not limited to: 2.1 Hotel: • Tarleton will ground lease the site to the Developer. • State-of-the-industry, nationally-branded, upscale chain, quasi-full-service hotel. Brand Examples include: Courtyard by Marriott, Hilton Garden Inn, Marriott Tribute Property • 150-keyed rooms, featuring standard and suite-style room configurations with a minimum of half of rooms representing double/double (queen/queen) rooms. • Meeting space to accommodate NCAA Division One team travel requirements. • The Developer will assume full financial and administrative responsibility for the planning; design; acquisition of all federal, state, county, and municipal approvals; acquisition of all required equity and debt financing (to be subordinate to the Ground Lease); on-campus construction, reconstruction, repair, alteration, improvement, extension, management, and operation of the Hotel. • The Hotel must be financed entirely by the private Developer (and be subordinate to the Ground Lease) and Tarleton shall retain full ownership of the land upon which the Hotel is built. .2.2 Convocation Center: • Building design must be multi-functional. • Basketball floor, locker rooms meeting Division 1 requirements • Capacity seating for 7000. • Basketball/volleyball practice gyms • Coaching offices • Concession and catering preparation space to accommodate events • The Developer will assume full financial and administrative responsi;
