Specifications include, but are not limited to: The Alaska Department of Health & Social Services is requesting professional design services to provide bid ready plans, specifications, and a construction cost estimate for a design to renovate the exterior courtyard and walking paths. The courtyard and associated pathways encompass approximately ½ acre. In its current configuration, the area is inaccessible, unusable, and unsafe for the Pioneer Home Residents recreational and exercise usage. Deteriorating sidewalks, dead ends, steep pathways, and steep slopes prohibit accessibility, especially during the winter months. One possible solution would be the construction of a retaining wall to bring the courtyard up to the same grade as the facility. The selected consulting firm will be tasked with evaluating accessibility, landscaping, and maximum space utilization for an elder assistant living facility and presenting conceptual ideas and configurations to the facility for approval. Deliverables may include: 1. Design services with 35%, 65%, and 95% review. 2. Bid ready plans, Specifications, and cost estimate (PS&E) 3. Bidding assistance and Construction administration will be negotiated after the NTP on a Time & Expense basis. 4. The period of performance for items 1 & 2 will be 90 days after the NTP has been issued.
