Specifications include, but are not limited to: Integral Care is seeking proposals (“Proposals”) from qualified Proposers (as defined below) to provide specialized property management services for the PSH Property including, but not necessarily limited to, property management front desk clerk, leasing, identification of the need for and performance of preventative maintenance (such performance to be approved by Integral Care, including, without limitation, with respect to HVAC maintenance each spring and fall), budgeting and planning, collection and disbursement of revenue in a timely manner, lease termination and related legal activities, personnel supervision and reimbursement and maintenance administration, and other activities as are described herein and in any Contract (as defined below) (collectively, the “Services”). All personnel assigned to provide Services must be employees of the Successful Proposer (as defined below), and Successful Proposer must be solely responsible for hiring, supervising and terminating such employees. Any personnel who provide on-site staffing at the PSH Property must be approved in advance by Integral Care, and will be required to complete any background checks and/or identified training as determined by Integral Care.
