Specifications include, but are not limited to: Quarterly Maintenance Shall be conducted every ninety (90) days as identified below and services are to consist of the following: A. Lube all points of friction, including but not limited to, rollers, bearings, gears and guides. B. Ensure the doors are balanced, the motor limiters are properly adjusted, the drive chains are tight and the manual system is in proper working order. C. Inspect and test the function of the doors, including but not limited to, the electrical wiring and connections, chain, chain shafts, gears and bearings. D. Quarterly maintenance supplies shall include, but not limited to, belts, cleaning chemicals, oil, grease, cleaning rags, switches and fuses.
