Specifications include, but are not limited to: Provide and maintain a quality control and service inspection system acceptable to METRO covering the Services under this Contract. Complete records of all inspection services performed by the Contractor shall be maintained and made available to METRO during Contract performance and for a three (3) year period after the term of the Contract. • Check complete unit thoroughly for refrigerant and oil leaks. Repair any minor refrigerant leaks, leak check refrigerant system & recharge to proper amount. (Minor refrigerant leaks do not require the removal of the refrigerant from the unit.) • Check all connecting piping for water leaks to the unit • Check and test operations of all safety interlocks, flow switches and timers. Check heating operation on Roof Top Units • Inspect, adjust and calibrate safety and operating controls • Tighten motor terminals and control panel terminals, check contacts for wear. Check and tighten, or replace, loose control circuit wiring terminals • Visually inspect motors and fans, clean condenser coils with water only • Test compressors and oil pump motors with meg-o-meter, and record readings • Check and adjust chilled water temperatures • Check superheat, adjust as required • Check accumulators, heater, filter, crankcase, driers and oil pumps. Change oil in compressors may not be required by most manufactures for hermetic or semi-hermetic compressors) • Obtain sample of oil from compressors and send to a laboratory for analysis. Provide analysis of oil sample to METRO's Project Manager or Designee for wear metals, acid content and moisture • Change oil filters and gaskets, as require • Check air flow temperatures and pressures of evaporator and condenser, and set all temperatures and pressure controls as required. Replace all removed or missing screws and fasteners • Start units, check operations, refrigerant pressures, voltage and current, water temperatures and oil pressures. Run both units systems (heating and cooling) to ensure the satisfactory operation of the entire system • Provide a detailed report of all operating temperatures and pressures to METRO • Provide a written report of any deficiencies with cost estimates to METRO's Project Manager or Designee
