Specifications include, but are not limited to: • Ryan Edwards of Ryan Edwards and Company is the Project Architect. • Schematic Design phase is complete. • Design Development will be 50% complete by mid-July and 100% in late August. • CM will be expected to begin document review immediately to work with the Design Team to deliver value to the development of the plans and specifications and address construction cost and value management opportunities. • ECCT has 75% of project funding and will proceed to the Construction Drawings phase in AugustSeptember. Before bidding, 100% of the project funding must be in place. • Bidding will occur following the National Park Service’s approval of plans and specs and environmental release from project funders. Formerly a service station, ECCT pulled the underground storage tanks and completed Phase 1 and 2 assessments with the Department of Environmental Conservation, which has signed off on the site. The site has town water service and on-site septic. The store and two apartments are empty; one apartment is currently occupied and the household will be relocated in compliance with the Uniform Relocation Act during renovations. The building will be vacant throughout the project. The broad scope of work includes the following. (schematic site and floor plans attached) Structural reinforcements/rebuilding of foundation walls and first floor framing members; Removal and replacement of all first-floor finishes except historic components; Restoration of historic windows and replacement of those deemed non-historic; Restoration of historic exterior elements including siding, chimney, and roofing; Removal of garage attached to north side of building; Energy efficiency upgrades: air sealing, ventilation, and ASHP with electric resistant heat back-up; Reinforcement of underbuilt rafters; Interior finishes including a new floor, walls, and finishes in the store, new finishes, windows, kitchen and bathroom fixtures in apartments, and painting.
