Specifications include, but are not limited to: Maintenance will be required every four (4) months. This is to be performed May, September and Januaryannually. Procedures required every 4 months:Pan and Plenum Section•Clean pan strainer, pan and flush out basin(s).•Check float and water levels ensure they are properly set and not overfilling adjust as necessary.•Check water distribution system for sump sweepers•Inspect heater elements and test operation (During January Only)•Heater - Inspect junction box, control panels for loose wiring and moisture.•Heater - inspect elements for scale build up.•Make Up Valve - inspect and clean, insure proper adjustment.•Sump sweeper piping - inspect and clean piping and debris.•Clean and remove any debris, such as leaves and dirt from the air inlets.•Flush the cold water basin (with the strainer screens in place) to remove any sediment or dirt. Remove the strainer screen, clean and reinstall.•Check mechanical float valve to verify it operates freely.•While cleaning tower every 4 months, all water should be drained. Basin should be flushed and cleaned. All screens should be cleaned. Framed air inlet louvers and media should be cleaned. Report any issues with Frames.•Ensure to drain tower completely, clear out balance line or common piping under tower that may have dirt settled sediments. Clear debris out of equalizers.Fan & Fill Casing Section •Lubricate fan shaft bearings.•Check drift eliminators•Sliding motor base - Inspect and grease as needed.•Check to ensure drift eliminators are securely in place and in proper orientation. •Adjust fan belt tension as required.•Visually inspect the fan blades. Blade clearance should be approximately 3/8” (1/4” minimum) from tip of blade to the fan cowl.•Remove top layers of fill to properly clean and spray though bottom layer. We don’t want compaction occurring overtime. Heavy duty pressure washers not allowed on media and fill, can be used on metal and other hard surfaces. Cleaners that are required to be used are Scale Break-Gel Descaler SCLBRK-GEL-05 Descaler as needed, TowerShine Cooling Tower Fill Cleaner - TOWERSHINE-05, any substitutions to cleaners must be submitted at time of bid for CSN approval.•Check the fan blades for cracks, missing balancing weights, and vibrations.•Check sheaves, bushings and fan hubs for corrosion. Scrape and coat with ZRC if necessary. Report all corrosion issues.•Check belt tension and adjust as necessary. Report tension•Sliding motor base - Inspect and grease as needed •Check fan screens, inlet louvers and fans. Remove and dirt and debris.•Inspect coupling/shaft - inspect flex elements and hardware for tightness, proper torque and cracks/corrosion/deterioration •Vibration switch - inspect enclosure for loose wiring, signs of wear, moisture and adjust as needed.•While cleaning tower every 4 months, all water should be drained. Basin should be flushed and cleaned. All screens should be cleaned. Tower Fill needs to be thoroughly cleaned, Drift eliminators need to be removed and cleaned.•Pressure washers are not allowed due to damage to fill. Any damage to fill will be vendors responsibility to replace. Before pictures and after pictures are required.•Inspect water distribution system nozzles and clean as required. Check for proper orientation. Make sure the nozzles are clean and set as desired from the factory.•Inspect access door ensure functioning and report any issues.Miscellaneous•Remove any dirt and debris in surrounding cooling tower area. Within 10 ft of tower.•Inspect and clean protective finish, stainless is to be cleaned and polished with a stainless steel cleaner.•Take pictures of before cleaning and after cleaning.•Check water quality for biological contamination. Report findings to CSN.•Report all issues to CSN.
