Specifications include, but are not limited to: The following scope of services will be completed by the selected firm in conformance with the VCDP Planning Grant award: 1. Survey Plat – In consultation with the Town of Westford and project partners, the consultant will develop a survey of the existing parcel and a proposed survey plat for the property reflecting future development of the property as determined during the development of a preliminary site plan. a. Survey existing the parcel (approximately 3.3. acres) b. Develop proposed survey plat for subdivision of parcel The completed surveys shall be provided to the Town in paper format (2 copies) and in digital format (CAD and/or GIS Shapefile). A survey plat on mylar is NOT requested at this time. 2. Preliminary Site Plan – In consultation with the Town of Westford and project partners, the consultant will develop a preliminary site plan for the future development of 1705 VT Route 128 property. The preliminary site plan shall take into consideration the previous wetlands, archeological, and brownfields-related work completed by the Town of Westford and the Pigeon Family Trust. The preliminary site plan will include the following plan sets: a. An existing conditions site plan (existing structures, wetlands, slope, archeological) b. Future site plan (approximate building placement, parking, access, pedestrian and vehicular circulation, lighting, landscaping) c. Utility plan (water service, wastewater service, electric service, etc.) d. Stormwater management plan e. Road/driveway profiles f. Cost estimates for infrastructure costs related to redevelopment of property (water service, sewer service, stormwater management, paving, signage, curbing, sidewalks, lighting, landscaping).
