Specifications include, but are not limited to:. The State will provide the maps and legal descriptions of any property that require services or curative work. It will be the responsibility of the Contractor to develop and implement the necessary avenues to accomplish the deliverables outlined in this RFP. Contractor shall provide all of the following types of land title and curative services: Leasing/Easement Surface Title Work - Determine surface ownership interests for a project and provide a title run sheet and index showing the chain of title back to sovereignty of land, proving ownership of surface interest. Leasing/Easement Mineral Title Work - Determine mineral ownership of all interests in the mineral estate, including title run-sheets, ownership report, and a detailed mineral ownership breakdown that shows, when applicable, the division of the minerals. Current Owner Search - Research current ownership of a parcel of land, the correct and accurate legal description, locate liens, releases, judgments, and out conveyances executed by current owner. Verify all taxes are paid to date. Institutional Lender Search - Research from the current deed of record forward locating any open mortgages/deed of trust, judgments, tax liens, pending suits, and UCC’s that affect the property. Verify all taxes as paid to date. Deed Report – Create deed reports that include correct legal description, tax information, and location of the last conveyance of the property to the current owner. Mortgage Report – Create mortgage reports that include the location of any open or outstanding mortgages of record, lender name, loan amount, execution date, record date, document number and whether the document was signed by the proper entity. Any assignments of the lien shall be located and reported.
