Specifications include, but are not limited to: The Consultant shall be expected to do any or all the following on an as needed basis: 1. Make onsite assessments of existing conditions, of materials, structural components, equipment, or other aspects of historic buildings/structures, and review existing drawings, plans, and documentation. Characterize problems, identify causes and solutions, and provide recommendations, design plans, specifications, schematics, potential vendors, etc., and cost estimates for repair, replacement, or restoration, etc. as needed for continued preservation and/or use of the structure. Examples include: a. Damage or deterioration of a component(s) of the structure. b. Modifications needed to modernize the structure to support current uses, such as installation of electronic communication and security systems, furnishings, etc. 2. Develop recommendations/alternatives for potential adaptive re-use of structures based on existing conditions, and inform and advise the County on issues regarding design, construction, equipment choices, material choices, cost estimates, etc. 3. Develop assessments, recommendations, cost estimates, technical specifications, and design plans for permanent disposition of structures unsuitable for continued use – e.g., full or partial demolition, “mothballing”, etc. 4. Prepare historic resource documentation and assessment reports for historic structures prior to full or partial demolition.
