Specifications include, but are not limited to: SCOPE OF WORK 1. Nature of Work - The OM&S Contractor is required to provide all the operation maintenance and support services for all the physical facilities of three buildings and appurtenances making up the Triplex project. The OM&S Contractor will be solely responsible for the performance of all work set forth in any final Contract resulting from this RFP and for the price set forth in the Contract. 2. The Triplex project includes the Municipal Services Building (MSB), The Criminal Justice Center (CJC) and The One Parkway Building (OPB) and all their respective physical facilities, complete, and entire, including but not limited to: all interior architectural elements interior artwork site elements exterior architectural elements and artwork architectural graphics mechanical systems, and associated energy efficiency practices electrical systems lighting systems and associated energy efficiency practices utilities and their efficient use, and conveying systems. 3. The OM&S Contractor is responsible for year round operations of the Triplex project. All work under this contract shall be carried out under the direction of the Triplex Project Manager (TPM).
