Specifications include, but are not limited to: The firm will be responsible for engineering services required for the garages determined as necessary at any point during, design, permitting, and construction including, but not limited to the following items: Garages Survey – Preliminary investigation and documents report and garage survey report through a physical Needs Assessments (PNA) of updated existing conditions, which will require recommended design repairs. Structural survey Structural system check for floors, walls, columns, beams and ramps surface deterioration, cracking/spalling of concrete, rusting of steel/rebar’s, water leakage and surface ponding’s. Roofing and Waterproofing system check for leaks on roofs, joint sealant in floors, Expansion joints, construction joints, windows, doors and walls. Operational survey Localized cleaning and Housekeeping including curbs, expansion joints, empty trash cans, Toilets floors and walls and fixtures. Elevators floors, doors, tracks. Stairs floors, handrails, windows. Parking control equipment. Electrical systems survey Check light fixtures and exposed conduits, inspect special units and distribution panels and electrical panels. Clean all lighting fixtures, re-lamp, and replace failing fixtures as necessary. Elevators survey Check for normal operation, indicators elevator shaft, sump pump (if any), machine rooms and preventive maintenance service. Heating, Ventilating & air conditioning (HVAC) survey Check for proper operation, ventilation in enclosed or underground garage, preventive maintenance service. Verify proper operation of all unit heaters and replace as necessary. Plumbing/Drainage systems survey Check for proper operation, sanitary facilities, floor drains, sump pump, fire protection system (sprinklers/Siamese connection), and drain water systems for winter, icy spots, snow and ice removal. Safety survey Check for carbon monoxide monitor, handrails and guardrails, exit lights, emergency lights, tripping hazards. Security system survey Check for proper operation, audio/video surveillance, panic device, stair door locks and alarms. Signs ( Graphics) survey Check that signs are in place, clean, legible, and illuminated. Aesthetic maintenance survey. Painting. Check for rust spots – (doors and door frames, handrails and guardrails, pipe guards, exposed pipes, conduits, other metal). Check for appearance (stripping, signs, walls, curbs, and touch up paint).
