Specifications include, but are not limited to: 1. Replacement and upgrades necessary to the swimming pool, all related swimming pool building systems and structure, and finish materials in accordance with project contract documents. 2. Demolish and dispose of the existing swimming pool and associated infrastructure, i.e. pool deck, foundations, pool house, patio, retaining walls, etc. 3. Provide a new swimming pool, including new pool basin, pool piping, and new filtration and chlorinating system. 4. Provide a new pool deck with single channel gutter system. 5. Provide new seat wall. 6. Provide new canopy above spray ground and seat wall. 7. All new doors, fasteners, and anchors to be stainless steel. 8. Construct new pool house with storage, mechanical rooms, and restrooms. 9. Final construction should include all necessary mechanical, electrical, and or special systems relating to the project. 10. A Percent for Art project will be part of this project and must be coordinated with the Office of Public Art. The artist has been selected. 11. Contractor to provide Operations and Maintenance walkthrough and manual including As-Built Drawings prior to final acceptance of work. 12. All capital projects must be constructed to require minimal maintenance, resist vandalism, serve durably well into the future, and provide a quality level of craftsmanship. 13. Provide a safe and healthy environment that meets or exceeds code requirements. 14. Attain a high standard of energy and resource efficiency throughout the life of the building. 15. If details in the RFP, Specs or drawings conflict, the more stringent requirement will apply
