1. Scope- General Remodeling and Rehabilitation of 2-story + Basement Single Family dwelling, including but not limited to: a. Exterior rehabilitation, new windows, roof work, landscaping, painting. b. Interior renovations, complete gut of interior, insulation, new finishes throughout c. New Kitchen and Bath layouts, fixtures and utilities. d. New electrical, Plumbing and HVAC systems throughout e. New concrete floor slabs and interior French drain / sump f. (NOTE: This is a general overall scope - see Drawings for specific scope of work.) 2. PERMITS: Owner/Architect will make initial application to PLI for General Building Permit. Contractor will apply for all other required permits and pay all necessary fees. 3. Contractor must be licensed in City of Pittsburgh and be fully insured. 4. Work will be administered under A.I.A. agreement A107. General Conditions in that agreement apply to this job. The work will be administered by the Architect. 5. U.R.A. of Pittsburgh is the Project Manager and a funding source. Contractor must meet all requirements for bidders on URA projects. Requirement packet provided by Owner. 6. Contractor must be certified to carry out removal of lead paint per P.L.I and U.R.A requirements and all applicable codes and standards. 7. Payments will be made 30 days after approval by Architect. Provide copies of all permit approvals for each phase of the work (general, Electrical, HVAC, Plumbing) with the FIRST Request For Payment for any work covered by those permits. 8. There will be a no-lien agreement filed before the work begins 9. Contractor and all applicable sub-contractors are expected to attend the walk-through bid meetings and evaluate existing conditions before submitting a bid. Submission of a bid constitutes acknowledgement that existing conditions are accepted and understood and that all conditions must be addressed as part of the work, as required to provide a complete finished project with all items and systems suitable for their intended purpose. 10. Electrical, HVAC and Plumbing will be bid on “Design/Build” basis, accounting for all necessary components and confirming to all applicable Codes. Submit system design components for approval at the time of bidding, as noted below in “Submittals”. NOTE that the drawings provided showing Electrical and MEP work are SCHEMATIC in nature and intended as a general guide for specific design / build implementation. Different systems for HVAC will be considered if they meet all requirements.
