Specifications include, but are not limited to: MECHANICAL Be certified to provide emergency repair response and routine on call non-emergency repair service for heating, ventilation, and air conditioning systems (HVAC) systems as described below at the hourly rates specified in the table of bid pricing. Services may include, but are not necessarily limited to, diagnosis, repair, maintenance and/or replacement of the following: • HVAC controls, including electric and pneumatic actuators, MCC’s, contactors, VFD’s, pumps, pump motors, local and system control modules, measurement and limiting devices (i.e., temperature, pressure, flow, motor current, limit switches, status, etc.) and wiring • Sheet metal ductwork, including fabrication of new sections, replacements, straps, hangers, mounts, joint components, etc. • Dampers, vanes, drives, couplers, air intake and exhaust components, VAV boxes, supply and return ELECTRICAL Installation and repair of facility electrical systems and low-voltage systems, repair or install motors and motor control centers, installation of new electrical service, upgrade electrical systems and panels, installation of lighting fixtures (both interior and exterior), fire detection/alarm systems, and control systems. Contractor must have experience in and be able to accomplish work in: • Electrical remodeling, office build out, emergency service, service and distribution, construction and instrumentation wiring. • Contractor will be required to complete and submit as-built drawings in electronic format compatible with City of Portland requirements when requested PLUMBING Repair/replace building plumbing systems or sewer systems (including pipe relining services), unclogging or jetting of drain and sewer piping, install new plumbing fixtures such as toilets and sinks, provide sewer pipe video camera inspection services.
