Improve the appearance, curb appeal, and functionality of this highly visible Hotel at the gateway to Downtown Portland’s Central Business District and the Convention Center neighborhood in a manner that leaves a positive impression with visitors to Portland, which could include: • Update the appearance, appeal, and functionality of the Hotel. • Improve and modernize the exterior façade and signage. • Improve and modernize the guest rooms and floors. • Renovate and reactivate the shuttered restaurant space. • Renovate and modernize the lobby for improve circulation, increased efficiency, and accessibility. • Renovate and relocate the lobby restroom facility to meet Americans with Disability Act (ADA) accessibility standards. • Reactivate the shuttered spa area with a complementary use (e.g. meeting room, hotel storage, other.) • Replace roofs, upgrade communication and internet services, upgrade mechanical, electrical, and plumbing systems (MEP).
