Specifications include, but are not limited to: A. Work Included: 1. Coordinate work of trades and schedule elements of alterations and renovation work by procedures and methods to expedite completion of work. 2. In addition to demolition specified and that specifically shown, cut, move or remove items as necessary to provide access or to allow alterations and new work to proceed. 3. Include such items as: a. Repair or removal of hazardous or unsanitary conditions. b. Removal of abandoned items and items serving no useful purpose, such as abandoned piping, conduit and wiring. c. Removal of unsuitable or extraneous materials noted for salvage, such as abandoned furnishings and equipment, and debris such as rotted wood, rusted metals and deteriorated concrete. d. Cleaning of surfaces, and removal of finished surfaces as needed to install new work and finishes. 4. Patch, repair and refinish existing ‘items to remain’ to the specified condition for each material, with craftsman like transition to adjacent new items of construction. B. Sequence & Schedules 1. Schedule Work in the sequence and within times specified in the Contract Schedule. 2. Submit separate detailed sub schedules showing: a. Each stage of work and date of occupancy of areas. b. Date of substantial completion for each area of Work, as appropriate. c. Trades and subcontractors employed in each stage. C. Alterations, Cutting & Protection 1. Assign the work of moving, removal, cutting and patching, to trades qualified to perform the work in a manner to cause least damage to each type of work, and provide means of returning surfaces to appearance of new work. 2. Perform cutting and removal work to remove minimum necessary, and in a manner to avoid damage to adjacent work. a. Cut finish surfaces such as masonry, tile plaster or metals, by methods to terminate surfaces in straight line at a natural point of division. 3. Perform cutting and patching as specified in bid documents. 4. Protect existing finishes, equipment, and adjacent work which is scheduled to remain, from damage. a. Protect existing and new work from weather and extremes of temperatures. b. Maintain existing interior work above 60 degrees F. c. Provide weather protection, waterproofing, heat and humidity control as needed to prevent damage to remaining existing work and to new work. 5. Provide temporary enclosures as specified to separate work areas from existing building, and from areas occupied by Owner, and to provide weather and dust protection.
