Specifications include, but are not limited to: The State of Oregon, Employment Department (OED) is seeking bids from qualified individuals or firms, hereinafter referred to as “Bidders,” to provide ongoing roof maintenance, roof cleaning, roof repair, and roof snow removal services to maintain the roof system at OED’s Klamath Falls office located at 801 Oak Avenue, Klamath Falls, OR 97601. The maintenance shall include: routine semi-annual maintenance and cleaning; roof repairs and snow removal services through inspections, detailed safety checks, responding to service calls, roof repairs and replacement of parts and components as needed. (a) Contractor shall notify the OED Contract Administrator of any components or parts needing repair or replacement that are above and beyond routine service maintenance by sending a written estimate detailing parts, labor requirements for roof repairs as well as all associated costs including prevailing wage, if applicable. All labor for repairs must be invoiced on a time and materials basis (hourly rate). All parts must be invoiced on a cost plus percentage basis pursuant to the terms of the resulting contract. (b) Repairs must be approved by the OED Contract Administrator and must be based on the information contained in the Contractor’s “Roof Bid Form” pursuant to the resulting Contract. (c) Contractor shall obtain written authorization from the OED Contract Administrator before completing any additional repairs.
