The Contractor shall provide the following services to the County: a. Routine Service. i. Schedule of service is as follows: 1. Steam Boilers Weekly 2. Hot Water Boiler Quarterly 3. Chill Water Systems Quarterly 4. Cooling Towers Monthly 5. Heat Exchangers Quarterly 6. Legionella Pathogens Annually in July or August ii. Inspection, testing, treatment, and maintenance of the mechanical systems against corrosion, scale, fouling, freezing, and microbiological contamination. iii. Performs the test of each system per the frequencies listed above. If the test results reflect that the chemical parameter is outside the manufacturers or industry standards, then the Contractor shall immediately treat the water in the system to achieve the appropriate parameter based on the manufacturer’s requirements or industry standards. ● All tests shall be conducted at the system location ● Test for bacteria may be conducted off-site iv. Contractor shall inspect the system for any leaks, noise, corrosion, other deficiencies or problems. If any issues are found, the Contractor shall notify the County by way of direct verbal communication with the Facilities & Property Management (FPM) Engineer escort, phone call to the FPM Lead Engineer, or email to the FPM Lead Engineer within two (2) hours of such finding. v. Within 48 hours of routine maintenance to the system, the Contractor shall provide, via email, a price quote to correct any deficiencies found. b. Access to the Facilities. Except for Emergency Services, all work shall be performed only between 6:00AM to 10:00PM Monday through Friday, excluding holidays observed by the County.
