1. Quarterly Preventative Maintenance includes the following: Evaluate full HVAC system operation, including maintenance, service, repair, or replacement of commercial and industrial electrical products that use fuel or other forms of energy for heat, power, refrigeration, or air conditioning. Check and tighten all electrical components and connections; grease/oil all bearings, inspect and clean all burners; clean all condensers and evaporator coils; clean all intake louver screens; clean and replace all filters; provide miscellaneous cleaning, including maintenance supplies. Replace belts as needed. Inspections may result in additional work to be performed. Contractor shall request approval in advance from City’s contract administrator or site contact before additional minor services are performed. City shall provide approval to Contractor in writing.
