The Consultant will be responsible for the entire design process for the new office and full property development (site utilities, zoning, setbacks, storm water, jurisdiction coordination, all permitting, etc.) to allow for construction of the new office and potentially for subdivision of the property into new tax lots. The Consultant will utilize the approved aesthetic design and preliminary layout to develop and complete the building design, including the building floor plan, accessibility, electrical, interior lighting, mechanical systems, HVAC, parking, storm water system, sewage system, site lighting, and landscaping/site irrigation (see Attachments G, H). Design standards will follow the current codes adopted by the Oregon Building Codes Division, including the 2022 Oregon Structural Specialty Code, 2021 Oregon Energy Efficiency Specialty Code, 2021 Oregon Electrical Specialty Code, 2022 Oregon Mechanical Specialty Code and the 2021 Oregon Plumbing Specialty Code. Additionally, the requirements outlined in the Governor’s Executive Order 20-04 and the Department of Administrative Services Statewide Policy 107-011-010 shall be considered in the design of the building.
