Specifications include, but are not limited to: a) Seller shall provide at least one (1) maintenance employee who shall be present at the OTC Parking Garage Monday through Friday from 7:00 am through 7:00 pm, excluding holidays recognized by the City. Seller shall supervise the maintenance staff at the OTC Parking Garage, by having a manager inspect the OTC Parking Garage to monitor the maintenance and identify any potential problems that need to be addressed. b) Seller is responsible for snow and ice removal inside the garage, on the roof and on the sidewalk to the south of the garage. c) Seller shall provide all supplies, materials, and equipment. d) Seller shall perform the following housekeeping schedule daily: 1) Check all gates and readers for proper operation. Report any issues to the City Security Department Representative. 2) Walk the facility from top to bottom and landscaped areas and pick up any debris. 3) Sweep and wipe down all assigned areas as specified by the City Representative, including but not limited to curbs, parking slots, elevator lobbies, and smoking areas. 4) Wipe down all equipment necessary to operate the garage, such as gates, readers, etc. access to garage. 5) Empty and clean all trash cans and insert liners. 6) Inspect and clean elevator floors, doors, walls, buttons, lights, and check alarms and emergency phones. Report elevator maintenance issues to the City Representative immediately. 7) Maintain stairwells by sweeping floors, checking light fixtures and handrails. Seller shall immediately block off areas needing repairs and will notify the City Representative of any such need within one (1) hour of recognition. 8) Clean all oil residue on parking bays and drive lanes as needed throughout the day. 9) Ensure that all floor drains are clear and unclogged. 10) Monitor all areas for graffiti and remove immediately, if found. 11) Inspect doors and hardware to ensure in proper working order. 12) Inspect ventilation. 13) Inspect for tripping hazards. 14) Inspect exit, emergency, and non-emergency lighting fixtures. Inform the City Representative if repair is needed. 15) Maintain storage areas in a clean and organized manner. 16) Report illegal parking or security issues to City Security Department Representative. e) Seller shall perform the following housekeeping items weekly: 1) Expansion joint cleaning. 2) Stain cleaning. 3) Inspect handrails and guardrails for rust and record.
