A. The work described herein shall include all labor, materials, equipment, supplies, and services to sustain and maintain all THA/AHPS properties at each visit to each site. B. All lawn and property maintenance described herein shall be completed the same day as commenced, except in the event of inclement and adverse weather conditions or ozone alert days as provided for in Section 01020, Scheduling and Coordination, 1.01B above. C. Lawn Maintenance, and Mowing: 1. All lawn areas shall be inspected and policed for litter, trash and/or debris prior to each mowing. THA/AHPS maintenance crews, or resident associations, are responsible for removing litter, trash and/or debris (paper, cigarette butts, cans, bottles, etc.) from property on a daily basis. The larger properties will need time to inspect and remove litter, especially following a weekend or holiday. However, in the event Contractor notes excessive litter, trash and/or debris in and about the property prior to mowing, the Contractor shall immediately notify the Site Manager and under no circumstances should Contractor mow over litter, trash and/or debris. If possible, Contractor should move litter, trash and/or debris away from mowing area, or begin in another area of the property, in order to proceed with work. However, if litter, trash and/or debris is strewn about site by Contractor, Contractor shall be responsible for clean-up. 2. Consistent mowing height for all lawn areas shall be no less than 1-1/2” and not to exceed 2” between mowings. The lawn shall be cut at a uniform height (no scalping or uneven cutting). Mower blades shall be maintained in a good condition for an even cut. (The term “lawn” includes, but is not limited to, turfgrass, weeds, and/or ground covering.) 3. ALL MOWING OF LAWN AREAS WILL EXTEND TO AT LEAST 3’ OUTSIDE OF SITE BOUNDARY LINES OR BOUNDARY FENCES. Should there be any questions as to boundary lines, Contractor is to contact Site Manager or THA/AHPS Job Representative. Site maps may be provided upon request. It is the property owner's responsibility to maintain all easement areas to the main City streets. Therefore, where a property is adjacent to a main City street, all property shall be mowed and maintained to the street line outside of the boundary line or boundary fence of the property. The only exception to this would be where a vacant parcel of property exists and is adjacent to THA/AHPS property and is not owned by THA/AHPS. Properties that have vacant parcels of property adjacent to THA/AHPS property and are not owned by THA/AHPS where this applies are as follows: Central Office (to the North and West of the far West parking lot), The Meadows (to the Northwest of the property owned by the Church and the East & South side owned by the City of Tulsa), Parkview Terrace (far Southwest corner). 4. Caution shall be used when mowing around trees, shrubs, flowers, landscape beds, *private flower beds, garden plots, sewer cleanouts and any irrigation systems so as to not cause damage. Should damage be caused to any trees, shrubs, flowers, landscape beds, private flower beds, garden plots, sewer cleanout pipes / caps or any irrigation systems by Contractor, the THA/AHPS Job Representative shall immediately be notified that such damage has occurred or THA/AHPS Job Representative shall notify Contractor in the event such damage is noted. Contractor shall be fully responsible for repair and/or replacement of any such damaged vegetation, cleanout or irrigation materials with like material upon arrival of next weekly visit. *Private flower beds are to be surrounded by an edging material such as picket fencing, wire fencing, bricks, landscape timbers, etc. Areas not surrounded by such material are to be considered lawn and should be mown.
