GENERAL PERFORMANCE TASKS: The contractor shall be responsible for the following minimum general requirements: A. Maintenance Requirements; The contractor shall provide regularly scheduled preventative maintenance services, as well as prompt service for any necessary repairs. Services shall include but are not limited to: Monthly inspections and servicing Lubrication of all moving parts Adjustment of operating components to ensure optimal performance Checking and maintaining proper fluid levels for hydraulic systems Cleaning of machine room, pit, and hoistway as necessary Testing of safety mechanisms, including emergency alarms and communication systems Checking door operation and making necessary adjustments Inspection and functional testing of all control and operating devices Replacement of minor parts (e.g., belts, lights, seals) as needed Annual full-system safety and performance inspection; B. Emergency and Repair Services Contractor must be available for emergency service calls 24/7 Response time for emergency repairs must be within 2 hours Non-emergency repair response time must be within 24 hours of notification All repair work must be authorized by City staff prior to commencement; C. Code Compliance All work performed under this contract shall comply with the most recent version of the following: American Society of Mechanical Engineers (ASME) A17.1 Safety Code for Elevators Oklahoma Department of Labor elevator inspection regulations ADA requirements where applicable
