Specifications include, but are not limited to: DCED seeks qualified Offerors to activate the land at a City-owned parcel at 1700 Hughes Street. The Site is located at the corner of Hughes and Schiller. The Parcel is approximately .045 acres with approximately 52 feet of frontage on Hughes Street. The property is located within the incorporated limits of City of Cincinnati. Proposals submitted by Offerors should address the goals set out in this RFP and further reflect the important value of this Site to the surrounding community and embody the following characteristics: a. Facilitate the activation and development of the vacant land. b. Create a development that aligns with the City’s policies and goals; including those established by Plan Cincinnati (https://www.cincinnati-oh.gov/planning/plancincinnati/). c. Apply a design approach that is consistent with the surrounding neighborhood. d. Demonstrate responsiveness to community and stakeholder preferences, including those established by the Over-the-Rhine 2002 Comprehensive Plan (https://www.cincinnati-oh.gov/planning/neighborhood-plans/approved-plans/). Please note that DCED may not consider plans greater than 20 years old to be relevant. e. Create sustainable and energy efficient buildings when possible. f. Leverage the investments being made in the surrounding area.
