Personnel: Employ and supervise any (a) full and part-time on and off-site employees (including without limitation, property managers and maintenance personnel), and (b) all independent contractors, subcontractors, suppliers and servicing agents required for the proper management, maintenance, repair, and operation of the property per terms of Tenant Lease(s) and this Agreement. Manager may, at its discretion, use Manager’s in-house maintenance staff to make repairs as needed. Services of such said staff shall be invoiced to Property on a monthly basis and said invoice shall be treated as that from any independent contractor. Supervision: Provide supervision of general maintenance staff and all in-house and outside contractors engaged by property manager and operations manager. Shall provide a check list for each property on the duties/responsibilities of the technician that are assigned to that location. Facility Services and Park & Rides: Contract for maintenance, janitorial, landscaping, snow/ice removal, trash removal, pest control, and other related services, as required. Contractor will only be required to provide services when there are no existing contracts with COTA. When there are existing contracts, Property Management Contractor will manage these contracts as part of their property management fee. Property Management Contractor shall solicit services, as required by COTA, by obtaining no fewer than two quotes and shall undertake best efforts to include one qualified DBE firm (from list supplied by COTA). There will be a DBE goal of 15% to achieve on contract services. Monthly DBE reports will be required.
