Specifications include, but are not limited to: The Offeror shall provide general facilities and property management services for the Department of Public Services, City Facilities Management Division (CFM), Department of Community and Economic Development (DCED), and miscellaneous City Departments as described herein. The City of Cincinnati is seeking to select and award contracts to one or more building management companies to provide professional services for management at two city buildings and at DCED Properties. Contract # 1 CENTENNIAL II was constructed in 1987. The building is an 8-story structure with approximately one hundred-eighty-three-thousand-three-hundred-andfifty-two (183,352) total square feet and a 64 space, underground parking garage. Contract # 1 shall cover all daily operations and maintenance of Centennial Two and 300 West Sixth Street with approximately eight thousand (8,000) total square feet. Daily operations at 1408 Queen City Ave; Contract # 2 CITY HALL is a historically significant building to the City, standing as the seat of City Government. The building is a 4-story structure, constructed in 1893. The building has approximately two hundred-twenty thousand (220,000) total square feet. Contract # 2 shall include all daily operations. Contract #3 DEPARTMENT OF COMMUNITY AND ECONOMIC DEVELOPMENT PROPERTIES For purposes of this proposal for this contract Offerors shall provide potential management fees and brief description of negotiation method they would employ should the City add either of the below examples. Example 1. Six adjacent mixed-use buildings with vacant residential space and occupied commercial spaces. The commercial spaces had a mix of short- and long-term leases so the operational needs of the tenants need to be maintained during the City’s brief term of ownership. Example 2. A 24,000 square foot neighborhood retail center with eight commercial tenants. DCED acquired this center as a part of a neighborhood revitalization strategy. The property had various tenants with existing leases, terms and expiration dates so ongoing operational needs had to be maintained. Oversee and Manage the following services: 1) Day Cleaning and day porter services including tenant service calls, set-up meeting rooms, restock restrooms, turn on lights in the morning, check doors in the morning, clean court yard, steps and sidewalks, make minor furniture moves. 2) SECURITY GUARD SERVICES a. Armed Security Guard services, weekdays 6: 30a.m till 5:00p.m. and a limited number of weekends and evening hours. b. Unarmed Security Guard services, all other hours not scheduled for armed guards, weekends and holidays included. 3) Window cleaning twice annually inside and out. 4) Maintain door locking system, proximity card access and data entry, door locks and panic buttons. 6) Outside Landscaping including seasonal planting and maintenance for pots and planters. 7) Brass cleaning in elevators. Polish and lacquer once yearly. 8) Fire Extinguishers maintenance and recharging. 9) Update the Emergency and Safety Procedures Manual, participate in regular safety meetings, and organize and operate as a liaison for evacuation drills as required.
