SCOPE OF WORK 1. Provide a project team including personnel that meet the following prequalification categories: 2. CITY HALL SERVICES (INCLUDES BUT MAY NOT BE LIMITED TO THE FOLLOWING): • Preventative Maintenance / General Maintenance • Work necessary to pass inspections for system original to 1965 building • 5 Air Handlers • 1 Chiller (and cooling tower fill) • 2 Boilers • 1 Rooftop HVAC Unit • Various Radiator controls • Police Locker Room Water Heater (new in 2020) SENIOR CENTER • HVAC – general maintenance (motor / filters, etc.) GEMINI (RECREATION) CENTER* • Seventeen-year-old facility with indoor aquatic center (competitive pool and leisure pool) that requires maintenance of pool dehumidification system and three boilers/ • Nine (9) (Carrier) heating ventilation devices • Facility uses VAV boxes and (Carrier system) controls / building automation system • Maintenance of valves, dampers required to ensure the system is responding in correct sequencing. • Maintenance of three additional boilers for hot water throughout the non-natatorium section of the facility *Note that the Gemini Center is undergoing a major reconstruction project that includes the replacement of all VAVs, Carrier Units, and Pool-Paks during 2025. 3. GENERAL MAINTENANCE of systems described shall include but are not limited to: • QUARTERLY inspections which include starting the unit, verification of the operation of compressors, fans, controls and provide written report as to operations and make recommendations; • SUBMIT WITH PROPOSAL (in the ‘experience with municipal facilities’ section -your startup / checkout procedure); • Repair minor leaks (valve packing, around nuts, etc.); • Monitor refrigerant and make appropriate recommendations; • Clean and monitor condenser & evaporator coils; • Check pulleys, sheaves, belts for wear;...
