Area 1 of remodeling is a build-out of 3rd floor vacant space into 3 offices, large open cubicle area, storage room, and corridor as outlined below: a. Demo door and frame from the hallway and create a new cased opening. b. Demo walls as needed to create the new layout shown on owner-provided drawing. c. Patch all walls impacted by the demolition. d. Metal stud framing to be 6” above the new ceiling grid system. e. Furnish and install 5/8 drywall on both sides of walls except for the interior walls in the new storage area. f. In wall insulation and blocking in all new walls. g. 2 x 2- 15/16” ceiling grid with Armstrong dune ceiling tile. h. (5) 3-0 / 7-0 Hollow metal frames with plain sliced red oak doors that will match the existing doors in the building. i. Hardware to be grade 2 locks and electric strikes for the storage room and the open cubicle room. j. Install 262 yards of owner provided carpet tiles (adhesive by contractor). k. Install approximately 480’ of Johnsonite 4” cove base. l. Prime and apply 2 coats of paint to all new walls and all new door frames. m. Install supply duct on to existing hanging air handler. n. Install new supply trunk lines with diffusers and dampers. o. Add / relocate approx. 30 sprinkler heads per code for the new layout. p. Demolition of the existing electric to make way for new floor plan. q. Provide lighting controls for 4-Led strip lights (use existing lights) r. Provide lighting controls for 18- 2 x 4 LED lay in light fixtures (use existing lights) s. 5- emergency lights, 3- exit/emergency combo t. 2- 0-10v, 3-way dimmer switches and 5- wall mount occupancy switches. u. 15 – 20a 120v duplex receptacles v. 6- 20a furniture feed whips from wall. w. Run new circuits from panels LP3A and LP3B and provide new breakers for new circuits. x. Provide 9 ring and string data outlets...
