We are soliciting a design and management firm to 1) create plans and specifications to bid for construction on a commercial building renovation, and 2) construction administration for the duration of construction. The 13,333 SF Ohio Army National Guard Readiness Center sits on 2.639 acres just outside of downtown Tiffin, OH. It is flanked by a housing development on the south, Kernan Park and a ball field on the North and East sides with the Sandusky River on the west side. The 1954 facility will be the workplace of the148th infantry division with 3 full time staff M-F and up to 200 weekend warriors. This project will improve overall functionality and life span of the facility, lending to the success of soldier readiness. AE project scope includes: 1. Thorough investigation and testing including but not limited to structural and foundation assessment, utility investigations and testing, scoping, jetting, etc. (using allowance fees) 2. Design services for the following areas: (based on investigative findings) a. Hazardous material abatement b. structural repairs c. all necessary utility upgrades and replacements (electric, gas, water, sanitary, storm) d. MEP repairs and replacements as needed (local controls only); Fire alarms; IT; and electronic security systems (ESS) (The owner will hire a 3rd party commissioning agent for MEP reviews and commissioning) e. Interior and exterior Lighting f. Roof, windows, and doors g. Expand and update male and female latrines h. Re-design office and meeting space layout i. Interior and exterior architectural finishes and designs. j. Parking lot expansion, re-paving, drainage and lighting k. Landscaping, sidewalks, and grading l. Fencing and perimeter security
