Specifications include, but are not limited to: Shriners Hospital Pre-Acquisition Upgrades. The University of Cincinnati will be acquiring the Shriners Children’s Hospital Building and the attached parking structure, located at 3229 Burnet Ave, Cincinnati, Ohio 45229. The building was built between 1990-1992 and consists of approximately 225,000 gross square feet (gsf) of building space with approximately 145,000 gsf of concrete parking structure. There are clinical exam rooms, patient rooms, laboratories, animal housing facilities, administrative offices, auditorium, cafeteria, kitchen, and an operating suite within the building. This building will need to be integrated into several of The University’s existing systems: IT/Telecom, building controls, fire alarm, access control/security, and parking controls. Additional work may be required to update the existing IT through out the building as it was constructed at a time when IT closets did not exist so new closets will need to be created. Additional work will be required to rekey all doors, possibly replacing existing door hardware, to match The University’s system, replacement of existing building signage, and possible modifications to existing hospital and laboratory spaces for new researcher and occupants. Additionally, as part of this work an audit of some of the building systems and equipment will be conducted, specifically the existing boilers, chillers, and cooling towers. As part of this audit a Life Cycle Cost analysis of connecting the buildings chilled water and steam systems to the East Campus Utility Plant (ECUP) will need to be completed. Structural assessment of the parking garage will also need to be completed as part of this project. The selected Architect/Engineer (A/E) will also assist in finalization of the Program of Requirements (POR) for this project.
