The following is a summary of the proposed design principles that should be applied to the development of the site and reflected in the Development Concepts that are to be included as part of the submission: a. Campus-like setting complementary to the neighboring Event Center of Middletown and Senior activities. b. Streets within the area should be designed to engage pedestrians, including identified crosswalks, sidewalks, pedestrian-oriented lighting, and street furniture. c. Pedestrian and vehicular connectivity should be provided throughout the site with clear and safe connections to the surrounding neighborhood. d. Strategic open spaces should be provided throughout the site, including parks, common gathering spaces, and gardens, to provide both passive and active recreational opportunities. e. The site should include appropriate landscaping and buffering elements, including street trees, parking lot landscaping, perimeter screening, and building perimeter landscaping. f. Buildings should not exceed two stories in height.
