The selected brokerage firm(s) will be expected to deliver the following services: 2.1 Property Dispositions • Develop and execute customized marketing strategies for asset sales. • Produce professional-grade offering memoranda and digital media. • Perform comparative market analysis and provide pricing recommendations. • List properties across relevant commercial platforms (e.g., LoopNet, CoStar). • Identify, screen, and engage prospective qualified buyers. • Schedule and conduct property tours with potential investors. • Manage buyer inquiries, expressions of interest, and offer submissions. • Advise CMHA on bid reviews, counterproposals, and negotiation strategy. • Support due diligence coordination, contract execution, and closing logistics. 2.2 Property Acquisitions • Identify and present acquisition opportunities aligned with CMHA priorities. • Conduct valuations, market feasibility, and risk assessments. • Represent CMHA’s interests during offer submission, negotiations, and closings. • Assist with zoning, environmental, and title review as part of acquisition due diligence. 2.3 Strategic Advisory • Provide strategic consultation on CMHA’s asset management and real estate investment strategy. • Offer recommendations for portfolio optimization, market timing, and emerging opportunities. • Support CMHA with pre-development feasibility for redevelopment candidates.
