Facility 944 is located at the Rickenbacker Army Enclave (RAE) OHARNG Training Site, 7370 Minuteman Way, Obetz, Ohio 43217, Franklin County and was constructed in 1977. The Armory facility is approximately 4686 square feet and has undergone limited renovations since its inception. Multiple building components have failed or are failing and require repairs or replacement because they have exceeded life expectancy, are constantly under repair, and are non-energy efficient. The overall Training Site is in fair to poor condition - indicative of its age. The site and Armory are showing significant signs of wear and tear. Generally, the property appears to have been constructed within industry standards in force at the time of construction. The project will require site evaluations, design and environmental assessments for construction. Scope items may include HVAC upgrades, office and common area renovations, restroom renovations and expansions, painting, new low maintenance flooring systems, new ADA concrete ramps, new energy efficient windows, doors and lighting, switch gear and electrical generator hookup. Specific scopes of work will be determined based on individual site assessments. As scope and associated costs are solidified, projects of similar types, scope, and budget may be added or removed as The Adjutant General’s initiatives and funding allow.
