Specifications include, but are not limited to:The following provides an outline of a scope of services. Individual task orders will be issued by the Development Department that will outline a project scope and deliverables. The selected firm will be required to submit a proposal (including reimbursable expenses) in response to the task order. The Department will review the proposal and authorize proceeding prior to undertaking any work. Task orders will then be invoiced on a “percentage complete” basis. Responders may propose a process for managing task orders. The following are the basic services expected to be delivered under this contract (additional services may be proposed by the consultant). 1. Site planning and landscaping, including streetscapes and outdoor spaces. 2. Development space programming and conceptual architecture. 3. Infrastructure planning to support development concepts, including roads, sidewalks and biking, as well as all public and private utilities. 4. Research, including demographics, real estate market, workforce, forecasts, and development case studies. 5. Graphic design and production, including rendering, 3D modeling, display boards, reports and other collateral material, PowerPoints, etc.
