1. Surface Preparation • The pavement surface shall be thoroughly cleaned using forced air equipment and brooming to remove all loose debris, dirt, and dust. • All debris shall be removed from the site and properly disposed of. • Petroleum-stained areas shall be treated with a spot primer, such as SealMaster Petro Seal or Prep Seal, to ensure proper adhesion of the sealer. 2. Crack Sealing • All cracks 3/8" wide and larger shall be cleaned using forced air equipment and brooming to remove all spoils. • Cracks shall be sealed with a parking lot-grade hot rubberized sealant. • Each crack shall be banded (squeegeed) 3 inches wide to improve adhesion to the asphalt surface. • In high-traffic areas, cracks shall be sanded as necessary to minimize potential tracking. 3. Sealcoating • Apply SealMaster coal tar sealer at a rate of 0.10 gallons per square yard. • The sealer mixture shall include 2 to 3 pounds of sand per gallon to enhance durability and traction. • Alternative sealer brands may be used only with prior approval from the Owner. The contractor must submit technical data sheets for any proposed substitute to demonstrate equivalency in performance and composition. 4. Pavement Striping • The contractor shall re-stripe all pavement markings in accordance with the existing layout. • Striping shall be completed using a fast-drying, high-visibility yellow Acrylic water-based traffic marking paint, applied per the manufacturer’s specifications. • Markings shall include, but are not limited to: • ADA-compliant markings • Crosswalks • Miscellaneous pavement markings as currently present • The contractor shall provide the technical data sheets for the selected paint material to the Owner for review and approval prior to application.
