GCWW and DCED seek proposals for a feasibility study for commercially viable alternative uses along with plan and design concepts that can cohabitate with water system facilities for the property site located at 2643 W North Bend Road, Cincinnati Ohio, 45239. The Site is located near the southwestern corner of W North Bend Road and Colerain Avenue in the Mt. Airy neighborhood of Cincinnati. The Site is located within the incorporated limits of the city of Cincinnati. The proposed redevelopment process and plans should reflect the important value of this site to the surrounding community include: RFP255X901029 5 a. Conducting community engagement and outreach to gather feedback and input from stakeholders. b. Developing a plan and design concepts for the property, including: i) Market demand data for any proposed new uses. ii) Cost estimates for redevelopment and construction of new uses including the utility and infrastructure costs to support the redevelopment and/or to retain any structures or demolition if proposed as an option. iii) Alternative design concepts and scenarios for the structure may be considered including use of up to two of the existing large towers with the other tanks remaining. It is important to note that historic requirements prohibit alteration of the architectural features of the towers and any proposals for changes to the towers would need broad community support and review by the City’s Historic Conservation Office. c. Consider the following properties within the scope of the project: i) Commercial property owned by Mt. Airy CURE Redevelopment Corporation at the southeast corner of West North Bend and Colerain Ave d. Develop a phasing plan and implementation strategy. e. Consideration of traffic impacts of any proposed development and evaluation of opportunities to improve traffic and pedestrian safety within and around the West North Bend and Colerain Ave intersection.
