Specifications include, but are not limited to: • Remove existing roof systems down to structure where indicated. • Provide new clay tile roof shingles and all associated copper flashing. • Replace existing roof systems with 115 mil EPDM fleece back membrane system over two layers of 2” thick polyisocyanurate for a total of 4” over the existing structural roof deck. Provide coated glass faced insulation. Insulation is to be set in 100% full spay low rise polyurethane insulation. Provide tapered insulation in order to provide a positive roof drainage where indicated. Provide a 20 year total system warranty with puncture warranty. All details to follow roof manufacturer's 30 year details. • Remove and reinstall the current copper flashing, leader box, downspout etc, in order to complete the work. Provide new copper sleeves, flanges, face plates, etc. Pop rivet and solder all seams. • Replace existing gutter with new copper gutter and provide new wood blocking and wood fascia board behind gutter. Remove and reinstall downspouts as required to complete the work. Wrap new fascia board with EPDM and copper. • Replace all missing or broken components of items to be removed and reinstalled. • Remove and reinstall the existing lightning protection system. • Contractor to provide a complete, weather tight roof system. • Replace all deteriorated existing wood decking. • Paint all exposed wood such as but not limited to eaves, wood trim, etc. • Provide a snow detention system in all locations above the gutters.
