Specifications include, but are not limited to: 1. Staffing The Contractor shall, at the Contractor’s sole cost and expense, provide the appropriate number of trained facility and marine staff including, but not limited to, facility management, reservation services, janitorial, and controlled mooring responsibilities. Staff are to be available twenty-four (24) hours a day, seven (7) days a week in case of emergencies. Staff should be able to reach the site within thirty (30) minutes of an emergency callout. Note that the boating season is approximately from April to October depending on river levels and it is expected that the core boating season is May through September. The dock will not be in operation out of season. 2. Facility Management Duties and Expenses a. The Contractor must monitor the Transient Boat Harbor twenty-four (24) hours a day. b. The Contractor shall be responsible for daily routine maintenance of the facility including but not limited to: 1. Removal of trash and rubbish, paper, and waste of all kinds including river debris. 2. Cleaning of restrooms and restocking the lavatory supplies. 3. Office/facility cleaning and sweeping. 4. Cleaning and maintenance of the exterior to include hosing, sweeping and the removal of animal waste and cobwebs. 5. Furnish and replace interior light bulbs. 6. Monitor and respond to fire/burglar alerts. 7. Pressure washing as needed. 3. Nautically Related Services The Contractor shall, at the Contractor’s sole cost and expense, provide the following daily nautically related services including, but not limited to: a. Monitor the Ohio River level. b. Adjust and secure as may be necessary docks and gangways. c. Control public access d. Provide mooring assistance to boaters. e. Monitor water, sewage and electric lines.
