Specifications include, but are not limited to: The State intends to select an Architect/Engineering (A/E) team to provide design and construction administration services for a renovation project at the London Correctional Institution (LOCI). LOCI is located in London, Ohio, and houses approximately 1,800 inmates in primarily dorm settings. The facility is approximately one hundred years old. This project will include numerous areas and require a variety of disciplines. The following is a synopsis of intended scope: (1) Replacement of exterior and interior doors and frames not captured in the phase-1 door project. Numerous detention and/or commercial grade doors and frames across compound will be replaced and/or repaired. Manual door lock and electronic door lock coordination/ replacement /repair is included in this project if needed. (2) Included in this project will be the renovation of an existing storage area into group room programming spaces. (3) As well, replacement of dorm ceilings (3-units planned) and supporting substructure in dorm areas will be captured within this project. (4) Additionally, replacement of interior/exterior sanitary lines in the TEC building will be included. (5) Renovation and possible reconfiguration of the LOCI front entry area is also part of this project. (6) Repair of eroded grade level exterior CMU at chow hall to include roof rainwater runoff routing. (7) Finally, various minor repair tasks will also be addressed. Work will include, electrical, demolition, masonry, metals, plumbing, carpentry, HVAC, security systems, detention hardware, interior finishes, exterior finishes, life safety systems, grading & drainage and any other trades deemed necessary. Development of a POR is to be included by the A/E and should consist of a comprehensive survey/field investigation of the existing site and surrounding areas to evaluate all areas in relation to the project scope described above, and in relation to the project budget. The project scope will then be evaluated, prioritized, and defined/redefined to align with available project funds. Evaluation of the project construction schedule will also be a part of the POR stage.
