SCOPE and REQUIREMENTS - 1. A certified technician will inspect the listed AC and Heating, Exhaust, Boilers, & Specified Spreadsheet Equipment 2. Provide Two Planned Maintenance Inspections per year on listed equipment. Inspections will include, but not be limited to: Testing operation of equipment, check refrigerant pressures, clean and treat condensate drains, replace air filters or clean filters that are non-replaceable. Clean and lubricate components, replace belts as needed, check pulley conditions. At least one belt replacement per 12-month period is required except C-belts. Check electrical connections to ensure working. Clean condensing coils once per year, check pressures and temps on boilers, drain expansion tank, check safety switches, valves, pumps, ect. Check heat operation, ignition sequence, gas pressures, ect. Check heat exchangers condition and test for safety. Clean main and pilot burners, flame rods, ect. 3. Filter Replacements: In addition to PM inspections, two additional air filter replacements will occur unless otherwise specifically listed as requiring more or less frequency. 4. Mini Split Units: All listed mini split units require the unit evaporator to be included in the service. Administrative Requirements: 1. Daily Reporting: Required when technician is on campus and will include their completed equipment checklist and the operational status of all inspected and or repaired equipment. 2. Preventative Maintenance and Filter Change Schedule: The work schedule blocks/quarters and all standard and additional frequency of service will be mutually agreed and listed before the start of this agreement. 3. Belts: The most recent belt taken out of service will be left inside or near its cabinet, new belt will be dated and include company initials. 4. The contractor is responsible for any repair that is created as a result of this agreement. Examples include but are not limited to cabinet screw replacements, roof or conduit penetrations, the disconnection of components, etc. 5. Quotes to make repairs to non-functional equipment/components will be an automatic response when discovered and should be provided ASAP.
