Masonry Restoration: o Conduct a detailed assessment of the building’s exterior masonry to identify areas of deterioration, cracks, or other issues. o Develop a restoration plan to address identified issues while preserving historical integrity. o Specify materials and methods for cleaning, repairing, and repointing masonry to ensure long-term durability. o Supervise the implementation of masonry restoration to ensure adherence to specifications and quality standards. 2. Structural Steel Reinforcement: o Perform a structural analysis to identify deficiencies in the building’s steel framework. o Design and detail reinforcement or replacement solutions to address identified structural concerns. o Ensure that structural modifications align with the building’s historical preservation goals. o Oversee the installation of reinforcements or replacements to ensure proper execution and safety compliance. 3. Dormitory Renovations: o Conduct a comprehensive assessment of all residence hall floors, including but not limited to: electrical, plumbing, HVAC systems, and finishes. o Develop floor-by-floor renovation plans that enhance functionality, accessibility, and comfort for residents. o Specify materials and finishes that align with the building’s historic character and modern residential standards. o Include plans for upgraded amenities such as communal spaces, study areas, and laundry facilities as appropriate. o Prepare detailed construction documents for bidding and execution. 4. General Project Services: o Coordinate with CSU’s project team and stakeholders to ensure alignment with project goals and university standards. o Provide cost estimates, schedules, and phasing plans to minimize disruption to ongoing university operations. o Ensure compliance with all applicable local, state, and federal regulations, including those related to historical preservation. o Assist with obtaining necessary permits and approvals. 5. Construction Administration: o Provide on-site observation and oversight during construction phases. o Review contractor submittals, respond to RFIs, and address any issues that arise during construction. o Conduct regular progress meetings with contractors and CSU representatives. o Verify that all work is completed per contract documents and conduct final inspections
