OPERS is seeking proposals from qualified vendors to provide routine maintenance and service repairs on 13 elevators located in the Office Tower and 3 elevators located in the Annex at OPERS’ office location at 277 East Town Street, Columbus, Ohio, during the peak hours from 7:00am to 5:00pm, Monday through Friday. Emergency service response time must not exceed 1 hour from initial contact. The term of the service agreement that may result from this RFP will be three (3) years beginning October 1, 2025, with the option to renew the agreement for an additional two (2) years. The selected vendor will perform scheduled no-load safety tests and pressure relief valve tests and provide OPERS with documentation when the tests have been completed. The successful vendor will perform regular and systematic maintenance examinations to include lubrication, adjustment, cleaning and when conditions warrant, repair or replace the following items: 1. Machines, motors, generators, worms, gears, bearings, coils, pulleys, contacts, linings, brushes, holders, commutators, windings and drives sheaves. 2. Controllers, capacitors, relays, timing devices, resistors, transformers, computing and solid-state devices and related driving equipment. 3. Governors, deflector sheaves, secondary sheaves, hoist way switches, on-car switches, tension sheaves, compensating and counterweight safety equipment. 4. Emergency car lights and batteries. 5. Hoist way door locks, door closures, car door operators, door protective devices, load weight equipment, door hangers and contacts, traveling cables, wire rope and buffers.
