Specifications include, but are not limited to: • Kosar Winter Maintenance - Thorough preventive maintenance will be performed once a year in January and will include the following: change oil and oil filter; oil samples and provide analysis; change refrigerant filters; procure refrigerant samples and provide analysis; change purge filters and check purge operation ; evaluate all safety controls and operational controls; heck electrical connections in starter and control panel; check motor contacts and leads; Megger motor and oil pump; check oil heater and leads; perform electronic refrigerant leak test; pressure test machine to check for refrigerant leaks.; remove head(s), clean and inspect condenser tubes using a rotary brush systems; and provide a written report of current chiller status, all repair needs & deficiencies to the Plant Services Office. • Kosar Spring Start-Up will be performed once a year in April: check condition of motor starter; start machine; inspect, adjust and calibrate operational and safety controls for proper function; complete operating log and record readings; check purge operation; check trim of unit; and set-up operating log with operator; instruct and advise troubleshooting techniques as required; and provide a written report of current chiller status, all repair needs and deficiencies to the Plant Services Office. • Kosar Summer Scheduled Preventive Maintenance Inspections During Operating Season to Include the Following to be performed first week in July and first week in August check condition of motor starter; record operating temperatures, pressures, etc. and confirm whether ranges are acceptable; record information on operating log; inspect, adjust and calibrate operational and safety controls for proper function; check purge system for proper operation; check trim of unit; review operating log with operator, discuss operation of the machine; and provide a written report of current chiller status, all repair needs and deficiencies to the Plant Services Office. • Kosar Annual Cooling Tower Inspection and Cleaning - Once a year, prior to spring start-up inspect cooling tower and associated components (e.g., three-way bypass valve, flow switches) for proper operation; assess condition and provide a written report of all repair needs and deficiencies to the Plant Services Office. Clean cooling tower to remove dirt, debris, scale and algae. Air cooled condenser inspection (if fitted): Check airflow is not obstructed; Check fin surfaces are clean; Check fans rotation (direction); Check fan motor overload devices. • Kosar Service Rates - This contract shall include commitment for emergency calls on an 'as needed' basis. Emergency calls during regular working hours, 7:00 a.m. to 6:00 p.m. Monday through Friday, will be for the purpose of diagnostics/ troubleshooting, minor adjustments and repairs, and resetting of controls. Contractor shall provide emergency service within two (2) hours of notification during regular working hours at regular hourly wage. Service call or trip charges, mileage, or other costs shall be listed. • Service rates during hours other than 7:00 a.m. to 6:00 p.m. Monday through Friday shall be listed clearly to describe overtime and holiday rates. The Contractor must have adequate personnel to be capable of responding to emergencies 24 hours per day, 365 days per year. Response time shall be no more than 2 hours. The hourly charge emergency services should include all costs related to providing the service (i.e., transportation, travel time, equipment and personnel, etc.). Hourly charges for emergency services shall commence upon arrival to our facility. • TVBH will request and schedule services as needed. All planned work shall be performed during regular working hours (7:00 a.m. to 6:00 pm., Monday through Friday). The hourly charge for normal and emergency services should include all costs related to providing the service (i.e., transportation, travel time, equipment and personnel, etc.). Hourly charges for emergency services shall commence upon arrival to our facility. • The contractor shall provide telephone and pager numbers so that TVBH may contact contractor at any hour. • Kosar Analysis Services - Various diagnostic tests are to be performed as listed below. Provide a written report with interpretation and recommendations.
