Specifications include, but are not limited to: The lease property may be a single or multi-tenant property and shall have available minimum of 10,000 net usable square feet. The County expects that some leasehold improvements will be required in order to accommodate their needs depending on the available properties. The lease space shall be available for lease start on or before December 1, 2023. The total County staff and volunteers is expected to be a maximum of 300 people. County employees will need to have access to the space 24 hours a day/7 days a week. Parking is required and should accommodate 250-300 cars a day, with a preference near a public transit location. The entrance, space, and bathrooms will need to be ADA compliant. The space shall have access to multiple bathrooms including bathrooms on the first floor. The space will also need to have a minimum of 75 electrical outlets on multiple walls/floor or have wall/trench duct. The space will also need to have a minimum broadband wired for Wi-Fi specifications. In addition, the space should have the following: • Central AC • Alarm and/or Security System • Custodial Services with Closet/Room • Exterior maintenance services available on-call as needed, including snow removal services available 7 days a week • Additional Storage Space Room • A minimum of 4 Divided Rooms or Permanent Rooms that can be used as classrooms for 14-20 people (or temporary options to subdivide the space as needed) • Break Area/Kitchenette
