Specifications include, but are not limited to:. Cope of Work: 1. Kosar Winter Maintenance Thorough preventive maintenance will be performed once a year in January and will include the following: Change oil and oil filter Take oil samples and provide analysis Change refrigerant filters Take refrigerant samples and provide analysis Change purge filters and check purge operation Check all safety controls Check operational controls Check electrical connections in starter and control panel Check motor contacts and leads Megger motor and oil pump Check oil heater and leads Electronic refrigerant leak test Pressure test machine to check for refrigerant leaks. Remove head(s), clean and inspect condenser tubes using a rotary brush system. Provide a written report of all repair needs & deficiencies to the Plant Services Office. 2. Kosar Spring Start-Up: Check condition of motor starter Start machine. Inspect, adjust and calibrate operational and safety controls for proper function. Make complete operating log and record readings. Check purge operation. Check trim of unit. Set-up operating log with operator, instruct and advise troubleshooting techniques as required. 3. Kosar Summer Scheduled Preventive Maintenance (2 each) Inspections During Operating Season to Include the Following. To be Performed: First week in July and first week in August: Check condition of motor starter Record operating temperatures, pressures, etc. and confirm whether ranges are acceptable record information on operating log. Inspect, adjust and calibrate operational and safety controls for proper function. Check purge system for proper operation. Check trim of unit. Review operating log with operator, discuss operation of the machine. Provide a written report of all repair needs and deficiencies to the Plant Services Office. 4. Kosar Annual Cooling Tower Inspection and Cleaning Once a year, prior to spring start-up, inspect cooling tower and associated components (e.g., three-way bypass valve, flow switches) for proper operation assess condition and provide a written report of all repair needs and deficiencies to the Plant Services Office. Clean cooling tower to remove dirt, debris, scale and algae. Air cooled condenser inspection (if fitted): Check airflow is not obstructed Check fin surfaces are clean Check fans rotation (direction) Check fan motor overload devices. 5. Kosar Emergency Service This contract shall include commitment for emergency calls on an as needed basis. Emergency calls during regular working hours, 7:30 a.m. to 4:00 p.m. Monday through Friday, will be for the purpose of diagnostics/ troubleshooting, minor adjustments and repairs, and resetting of controls. Contractor shall provide emergency service within two (2) hours of notification during regular working hours at regular hourly wage.
