Contractor Responsibilities: Provide all labor, materials, tools, and equipment. Obtain all necessary permits and inspections. Provide portable toilet(s) and debris dumping trailer. Complete trash removal and site cleanup daily. Final cleaning upon completion. 1. Demolition & Preparation Interior and exterior demolition as required for repairs. Safe removal and disposal of all debris. Repair/replace any rotted or damaged wood uncovered during demolition. 2. Electrical Work Install new electrical plugs, switches, and GFCI outlets with plates throughout unit (as per existing layout). Install (4) 52-inch ceiling fans with LED lighting (bedrooms and living room). Install 10-year five smoke electric and two carbon monoxide alarms as per existing layout. Install LED ceiling lamps in hallways, pantry, and dining area. Install LED wall-mounted exterior lamps at front and back doors. Install new 30-inch range hood vented through the roof in kitchen. 3. Plumbing Work Kitchen: Install new sink, faucet, supply lines, and angle stops. Bathrooms: Hall bath: Remove existing shower/tub and install 3-piece direct-to-stud low-profile 32" x 60" shower stall. Install new 24-inch lavatory with top, faucet, supply lines, angle stops, and lavatory light fixture. Install new exhaust fan. Master bath: Inspect and repair shower and lavatory plumbing as needed. Install new front and back garden faucets. 4. Carpentry & Millwork Kitchen: Install new countertops, replace cabinet hinges and drawer slides, add pulls/knobs, install shelving in pantry as needed. Install (4) vinyl slider windows, 70 1/2" x 34 5/8", low-E insulated, pebble stone color (one per bedroom, one for kitchen). Install 3/4" round interior trim and paint. Install new interior doors for bedrooms, bathrooms, pantries, and closets. Install new 36" x 80" pre-hung exterior storage door with hardware. Replace all exterior door weather-stripping and brick molding; seal and paint. Provide new keyed-alike locks for all exterior doors: interior locks as per layout. 5. Flooring Remove existing VCT flooring throughout as needed. Prepare subfloor using Versa Bond thin set for ceramic tile installation. Install new 12" x 12" ceramic tiles throughout property. Install new 3 1/4" wood baseboards, sealed top and bottom, painted with enamel oil white paint. Paint all door jambs (interior/exterior) with enamel oil white paint. 6. Painting & Finishes Full interior painting: walls, ceilings, doors, trim, and cabinets. Exterior painting: new siding, trims, fences, block walls, and carport. Perform all necessary patching, wall texturing, and prep before painting. Colors to be selected by LMH. 7. Exterior Work Remove existing facade and window trim. Install new 4' x 8' x 5/16" stucco cement siding with 1" x 4" trim. Seal and paint to match existing property colors. Fence block and carport repairs; painting included. 8. HVAC & Mechanical Replace water heater base and paint closet. Clean HVAC system (coil wash for air handler and condenser). Install all ceiling HVAC vents and return grills. Clean HVAC areas before installing return grills. 9. Outdoor Storage Install missing sheetrock. Replace metal door with new 36" x 80" pre-hung unit (includes hardware, paint, and electrical work). 10. Landscaping & Final Wok Trim trees and perform grounds maintenance at project completion. Final cleaning of entire property before handover.
