The Contractor shall assume the role of the Property Manager and provide comprehensive Property Management Services including the management, supervision, labor, materials, supplies, and equipment required to ensure effective performance of operations, maintenance and repair services contemplated herein at the Duke Ellington School of the Arts (“Facility”). The Contractor shall at no additional cost provide all basic/routine services described in Section [C.5.1] through [C.5.19] and all supplemental repair and replacement (“Time and Material”) services on a time and material basis against the Owner-Directed Allowance described in Section [C.5.20]. A list of equipment for the Facility is provided by Exhibit E.8, Major Equipment List.
